<br />least 15 feet wide. <br /> <br />(C) Alleys. The use of alleys in any block is to be pennitted only when absolutely <br />necessary. Alleys may be required in commercial areas where adequate off-street loading <br />space is not available. <br /> <br />. 153.19 LOTS. <br /> <br />The lot and yard sizes shall conform to the requirements of the city zoning chapter <br />and the lots shall be designed in aC<?ordance with the following design standards: <br /> <br />(A) Corner lots. The minimum comer lot dimensions for single-family. detached <br />dwelling developments where permitted under the zoning chapter shall be: <br /> <br />(1) At least 10 feet wider at building setback line than pennitted under the <br />zoning chapter; . <br /> <br />(2) Not less than minimum depth permitted under the zoning chapter; and <br /> <br />(3) Minimum lot area shall be increased by 10 feet times the minimum lot <br />depth permitted under the zoning chapter. <br /> <br />(B) Shape of lots. Side lines oflots shall be approximately at right angles to straight <br />streets and on radial line on curved streets. Some variation from this rule is permitted <br />when it is clearly evident that the variation shall improve the overall design. In no case <br />shall the rear lot line of any lot be less than 50 feet <br /> <br />(C) Access. Every lot shall be provided with access adequate for the use of public <br />safety vehicles and other public and private purposes and shall be served by a public or <br />private Street system, improved in accordance with this chapter and connected to the <br />general street system. <br /> <br />(0) Double frontage lots. Double frontage lots shall not be permitted, except: <br /> <br />(1) Where lots back upon a thoroughfare. in which case vehicular and <br />pedestrian access between the lots and the thoroughfare shall be prohibited; and <br /> <br />. (2) Where topographic or other conditions render subdividing otherwise <br />unreasonable. The double frontage lots shall have an additional depth of at least 20 feet <br />in order to allow space for a protective screen-planting along the back lot line. and also in <br />these instances vehicular and pedestrian access between the lots and the thoroughfare <br />shall be prohibited. <br /> <br />(E) Nonsewered lots. In areas which are not served by public sanitary sewer <br />systems. no lot shall be developed for residential purposes unless it meets the <br />requirements set for lots outside the urban service area. which is a minimum of 10 acres. <br />The preliminary plat shall show a feasible plan for future resubdivision by which lots <br />may be resubdivided to meet the size and dimension standards of lots in areas served by <br />public sanitary sewer system. Any preliminary plat not showing a future resubdivision <br />plan shall not be resubdivided. <br /> <br />(F) Butt lots. Butt lots shall be platted at least 5 feet wider than the average interior <br />lots in the block. <br /> <br />8 <br />
