<br />(K) There shall be an unused area of not less than 35 feet in depth along each public street or wily <br />and 50 feet in depth along each trunk or county highway, and this area shall be sodded and planted. <br /> <br />(L) Every mobile home site shall provide for a minimum setback of at least 25 feet on all sides <br />except where abutting upon a public street, way or residential area. This area shall be planted to . <br />provide a screen between the mobile home park and adjacent property. A chain link fence of at least 5 <br />feet in height shay be constructed inside the live ~uffer. <br /> <br />(M) Where a mobile home park site abuts upon a residential area, there shall be a setback of at <br />least 30 feet and this area shall be landscaped. <br /> <br />(N) The parking of more than 1 mobile home on any single unit shall not be permitted. <br /> <br />(0) All mobile homes shall be owner-occupied. <br /> <br />(P) Underground water facilities, underground sewage disposal and street lighting shall be <br />installed and maintained by the owner of the mobile home park site and shall be constructed in <br />accordance with the laws of the state, the recommendations of the State Department of Health and the <br />ordinances and require.ments of the city. <br /> <br />(Q) Fire hydrants shall be placed throughout the area in a way as to satisfy the District Fire <br />Marshal that adequate fire protection is achieved. No unit shall be more than 300 feet from a fire <br />hydrant. <br /> <br />(R) An off-street parking area of at least 440 square feet shall be provided for each unit. The <br />parking area surface shalI be equal to street construction. No on-street parking is permitted in the <br />mobile home park area. <br /> <br />(8) All utility lines within the mobile home park shall be buried. <br /> <br />(T) A minimum of 15% of the total mobile home park area shalI be devoted to park and recreation <br />and shall be furnished with playground type equipment. The park and recreation area shall either abut <br />a street within the mobile park site or shall be accessible to the remainder of the park by public <br />waIkways. In any park containing more than 100 units, a swimming pool of suitable size shall be <br />provided for the use of park inhabitants. <br /> <br />(U) All boats, boat trailers, hauling trailers and all other equipment not stored within the mobile <br />home or the utility enclosure that may have been provided shall be stored in a separate area provided <br />by the park and not upon the plots occupied by mobile homes nor upon the streets within the mobile <br />home park. <br /> <br />(V) A utility enclosure having a minimum of 10 feet by 10 feet shall be provided by operator and <br />placed uniformly on each lot. <br /> <br />(W) The mobile home park shall be so arranged that all mobile home lots and accessory buildings <br />shall face an interior roadway. <br /> <br />(X) All mobile home parks must be serviced by a municipal sewage disposal system. No permits <br />will be issued until municipal sewage service is available. <br /> <br />(Y) There shall be no exterior radio or television antennas except for a community-type antenna <br />for the use of all park residents. <br /> <br />~ <br /> <br />27 <br />
