<br />(1) Arterial street or highway. Streets providing for traffic movements between <br />traffic generation areas. <br /> <br />(2) Collector streets. Streets providing connection primarily between arterial <br />streets or arterial and local streets. <br /> <br />(3) Local streets. Streets serving primarily as access to abutting properties and <br />not intended as majbr streets or highways carrying-through traffic. - <br /> <br />STREET WIDTH. The shortest distance between lines of lots delineating the street. <br /> <br />SUBDIVIDER. Any person who undertakes the subdivision of land as defined <br />herein. The SUBDIVIDER may be the owner or the authorized agent of the owner of the <br />land to be subdivided. <br /> <br />SUBDIVISION.. The division of a single lot, tract or parcel of land, or a part <br />thereof, into 2 or more lots, tracts or parcels of land <br /> <br />THOROUGHFARE. A publieright-'of-way with a high degree of traffic continuity <br />and serving as an arterial traffic way between the various districts of the city. <br /> <br />TOPOGRAPHY. The detailed description of the features of a relatively small area, <br />also the relief features or surface configuration of an area. <br /> <br />WATERCOURSE. Shall include channel, creek, ditch, drain, river and stream. <br /> <br />WATERSHED. Rice Creek Watershed District. <br /> <br />ZONING. The reservation of a certain specified areas within the munici~ty for <br />buildings and structures for certain purposes with other limitations such as heIghts, lot <br />coverage and other stipulated requirements. <br /> <br />DESIGN STANDARDS <br /> <br />1153.15 GENERAL. <br /> <br />Subdivision design shall comply with the following general design standards: <br /> <br />(A) Naturalfeatures. Existing natural features which would add value to the <br />subdivision and the city, such as trees, steep slopes, watercourses, historic spots and <br />similar irreplaceable assets, shall be preserved, insofar as possible, through harmonious <br />design of the subdivision. <br /> <br />(B) Land dedication. In all new subdivisions, 10% of the gross area subdivided <br />shall be dedicated for public recreation space, with this 10% being in addition to property <br />dedicated for streets, alleys, easements or other public ways. No areas may be dedicated <br />for public use until the areas have been approved as being suitable and needed for the <br />public health, safety, convenience and/or general welfare. When the subdivision is too <br />small for practical dedication of public land or if no land in the subdivision is suitable for <br />that use, the subdivider shall be required to pay a fee as per schedule in effect per lot <br />created or 10% of$e subdivision land value, whichever is greater, prior to subdivision; <br /> <br />5 <br />
