<br />,~ <br /> <br />. . <br />....-~'" <br /> <br />APPROVED <br /> <br />CITY OF CENTERVILLE <br />PLANNING AND ZONING COMMISSION <br />MEETING <br />DECEMBER 1, 1998 <br /> <br />Pursuant to due call and notice thereot: the Planning and Zoning Commission of the City <br />ofCenterville held its regularly scheduled meeting at City Hall, 1880 Main Street. <br /> <br />PRESENT: Chairwoman Kathy Welk <br />Commission Members: <br />Linda Broussard Vickers <br />John Buckbee <br />Brian Hanson <br /> <br />ABSENT: AI LaMotte <br /> <br />STAFF/CONSULTANTS: Ttm March <br />RyChel Gaustad <br />************************************************************************ <br /> <br />OPENING <br /> <br />Roll Call <br /> <br />PUBLIC HEARING (S) <br /> <br />Varienee Request (Robert Nepper) <br />Mr. Nepper gave an overview of a varience request for the east property line of 7289 Mill <br />Road, located south west of the intersection of Peltier Lake Drive and Mill Road. <br />Furthermore, the varience is to implement a 25' front yard set back, rather than the <br />required 35'. The Commission discussed the surrounding property setbacks which ranged <br />from 37' to 59' and clarified the varience request complied with the four criteria layed out <br />in the ordinance. The Commission noted the special hardship circumstance the comer lot <br />featured; creek side, front yard and front side yard. In addition, the south properties <br />structures are set back from the curb line and the proposed parcel will be set back from <br />the ROW. Mr. Nepper did not foresee vehicles in the driveway to obstruct the vision of <br />traveling vehicles because the Peltier Lake Drive and Mill Road intersection is controlled <br />by a stop sign and a dead-end street. <br /> <br />Mr Buckbee motioned to close the public hearing Ms Broussard Vickers seconded the <br />motion Motion carried unanimously. <br /> <br />ACTION ITEMS <br />
