<br />.,. <br /> <br />. <br /> <br />CITY OF CENTERVILLE <br />PLANNING AND ZONING COMMISSION <br />MARCH 12, 1998 <br /> <br />Pursuant to due call and notice thereof, the Planning and Zoning <br />Commission of the City of Centerville held their meeting and <br />three public hearings on March 12, 1998 at City Hall, 1880 Main <br />street. <br /> <br />PRESENT: <br /> <br />Chair Kathy Welk <br />Tina Vermeulen <br />Al LaMotte <br />John Buckbee <br /> <br />ABSENT: <br /> <br />Linda Broussard -Vickers <br /> <br />STAFF: <br /> <br />Jim March <br />Ry-Chel Gaustad <br /> <br />CALL TO ORDER <br /> <br />Chair Kathy Welk called the meeting to order at 7:12 p.m. <br /> <br />PUBLIC HEARING (S) <br /> <br />A VARIANCE - PUBLIC HEARING <br />Dr. Tom Schlavin (1862 Main Street) was in attendance to request <br />a variance to remove the above-mentioned residence garage door <br />and replace it with a wall, windows and entrance door to access <br />his chiropractic, home based business offices. <br /> <br />Chair Welk reminded the board, a recommendation suggesting <br />approval of the stated variance may set precedence. Mr. Buckbee <br />suggested, for consideration, the due process needed for a home <br />owner to convert a garage into living/storage quarters. Mr. <br />March indicated the ordinance does not restrict an existing home <br />owner from converting a garage into another function. Mr. Buckbee <br />demonstrated the petitioner, as a home owner, can convert the <br />garage into another function. However, the ~etitioner, as a home <br />based business owner, cannot convert the garage into another <br />function. Mr. Buckbee drew a conclusion. A home owner is <br />permitted to turn a garage facility into another use without <br />approaching the Commission for a variance, but a home based <br />business owner needs a variance. <br /> <br />For the record, Mr. March quoted ordinance 3,2.01 HOME <br />OCCUPATIONS.
