<br />October 19,2004 <br /> <br />To Whom It May Concern: <br /> <br />We are writing this letter with great concern in regards to the proposed design concept of <br />Road Reconstruction of County Road 14 at 20th Avenue. The placement of the Median <br />along both County Road 14 & 20th Ave would have a devastating effect on our ability to <br />operate our businesses in this great community. <br /> <br />Our businesses are located on the Southwest Corner of County Road 14 & 20th Avenue. <br />Since the Strip Center was built in 1988, Corner Express, WiseGuys Pizza, and <br />Centerville Liquors have been serving this community for many years. Our tax <br />contribution to this area is in excess of $24,000 annually. We provide employment for 27 <br />employees earning a combined income of $280,000 annually. We believe the longevity <br />of our businesses is directly related to our location and the accessibility of this property. <br />If we lose our access, we lose our businesses. <br /> <br />Approximately 1,200 vehicles visit our Strip Center on a daily basis. A high percentage <br />of our business is from the Centerville Community on the North and South side of <br />County Road 14. The proposed road design concept will critically impact our businesses. <br />Our individual concerns are as follows: <br /> <br />. <br /> <br />1200 vehicles visit the Strip Center daily. 60% of those customers enter and <br />exit our property through our 20th Ave. entrance. <br /> <br />. <br /> <br />Individuals living West of 20'" Ave. will be forced to perform a U-turn at end of <br />the median to travel Westbound on Main Street after visiting our Strip Center. <br /> <br />. <br /> <br />Individuals traveling north bound on 20th Street on the south side of Country <br />Road 14 will be unable to access the Strip Center. <br /> <br />. <br /> <br />Exiting traffic on 20th will be diverted down to Center Street and into the <br />neighborhoods as people try to make their way home. This will be a safety <br />hazard for our community. <br /> <br />. <br /> <br />Strip Center Parking lot and pump islands will be congested, as everyone will <br />be exiting the lot on the North side (Pump Island area) of the property. <br /> <br />. <br /> <br />There will be limited access to the gas pumps at Corner Express. Congestion <br />and confusion will lead to inCidents and frustration for everyone. <br /> <br />. <br /> <br />The county suggested a "u" turn on Main Street or 20th could help individuals <br />exit our property. With all the attention paid to safety, we think this is not a <br />viable or acceptable solution. A safe alternative is to give proper access so <br />we don't put our customers and the community in danger. <br /> <br />. <br /> <br />Deliveries for all three businesses will be very difficult, especially gas <br />deliveries. Our Gasoline Transports need proper access to the Center to <br />make safe and efficient deliveries. Transports need access to the property <br />365 days of the year, with or without Road Restrictions. <br />
