<br />Effective 9/5/00 <br />City of Centerville Ord. #4 <br /> <br />plumbing facilities, shall be connected to the public sewer and water system when <br />available. <br /> <br />Division 60: Relocated Buildinas or Structures <br /> <br />No existing building or structure may be relocated anywhere in the City without a permit. A <br />permit for the relocation of any building or structure may not be issued without site plan <br />approval by the Planning and Zoning Commission. The Planning and Zoning Commission <br />shall not approve a site plan without certifying the following: <br /> <br />A. The building or structure is compatible in appearance, age and <br />character with existing buildings and structures in the area; and <br /> <br />B. The building or structure meets all code requirements for new <br />buildings or structures; and <br /> <br />C. The building or structure is compatible with any other buildings or <br />structures existing on the same property; and <br /> <br />D. The building or structure meets all other requirements of this <br />Ordinance and any other City ordinances; and <br /> <br />Division 65: Accessory Structures and Uses <br /> <br />No more than two (2) accessory structures are permitted on any Single-family, detached <br />dwelling parcel located in any district except R-1. Combined aggregate square footage for <br />accessory structures may not exceed two hundred (200) square feet or two percent (2%) of <br />the lot area whichever is greater. No accessory structure may be constructed on a parcel <br />without a principal structure. Accessory structures must have a minimum of a five (5) foot <br />side setback and a ten (10) foot rear setback, except in the M-1 District where the building <br />code governs the setbacks. No structure may be placed in an easement. <br /> <br />In case an accessory building is attached to the main building, it shall be made structurally <br />a part of the main building and shall comply in all respects with the requirements of this <br />Ordinance applicable to the main building. An accessory building, unless attached to and <br />made a part of the main building, shall not be closer than five (5) feet to the main building, <br />except as otherwise provided in this section. The side walls of an accessory building may <br />not exceed ten (10) feet in height. <br /> <br />Division 70: Site Plan Review Reauired <br /> <br />For all land use applications or permit applications, other than Single-family Residential <br />new construction building permits, a site plan review is required. <br /> <br />Page 19 of 62 <br />
