Specifically, mini-storage or self-storage. <br /> <br />GOAL OBJECTIVE: To provide storage for consumers in a secure, convenient <br />location at a reasonable cost. <br /> <br />DESCRIPTION: A facility that houses various sized individual storage units in a <br />gated area. Customer is able to access at own discretion in a well-lit, convenient, <br />and secure fashion. Sizes range from smaller units that can accommodate storage <br />of boxes, to larger sizes that can conveniently house most types of recreation <br />vehicles. Business owners may find this a less expensive alternative to costly retail <br />space used for storage. Customers include people in transition, or those requiring <br />additional storage space for varying lengths of time. The storage of seasonal <br />recreational equipment, vehicles, furniture, and other valuables, as well as the <br />storage of home business goods, business records, or other store merchandise <br />associated with commercial accounts, in a secure location, at a competitive but <br />reasonable fee, is the main objective. <br /> <br />SALES: This business takes in revenue by charging rents for storage. Each size <br />unit has a specific rate to be charged monthly or as a one-time fee. Deposits on the <br />units for damages, collecting late fees, and potentially, the sale of mover-related <br />merchandise are other sources of revenue. Sales are generated by ads in Yellow <br />Pages and local periodicals, targeting mover-related business with brochures and <br />flyers, to traffic flow and illuminated sign. Word of mouth references by local <br />businesses and small jobbers, are routine. <br /> <br />QUALITY: The quality of the "product" is established by providing consistent <br />security and convenience, also to maintain a friendly and safe atmosphere either at <br />the facility or while the renter is away. <br /> <br />PRICE: What is fair and reasonable will be discussed later in an analysis of what <br />the market will bear in a competitive survey. A complete breakdown of the nearest <br />competition in ten miles is outlined. <br />
