<br />~ <br /> <br />WHAT: Mini-storage in two phases. <br /> <br />WHERE: Royal Oaks Industrial Park ( CentervilIe ), east of 20th St. at Center St. <br /> <br />intersection. <br /> <br />HOW: Land purchased through Integrated Real Estate, construction through <br />Ameribuilt Construction, financing through <br /> <br />SIZE: Four acres in a rectangular parcel, north to south. Phase I is the construction <br />of four buildings running east to west, 40ft wide by 200ft long, with a 10 x 10 office. <br />Phase I is 32000 sq. ft. rentable space. Excavation of the whole site is done in the first <br />phase. Phase II is done approximately 18 to 24 months later, or when the occupancy is <br />consistently at 85%. The addition of four more buildings is done at this time, as to add <br />32000 more sq. ft. of rentable space. The purchase of additional land is possible for later <br />expansion. <br /> <br />ACCESS: A new street going east-west is being built off of 2fY1' S1. to gain access <br />into the facility, leading to parking and the office. <br /> <br />SPECIFICS: Each building has 40 units of various sizes, with enough space in <br />between to maneuver large vehicles into storage space. A fence around the perimeter and <br />a gate at the entrance will allow only renting customers into the facility. The gate will <br />accept only codes from paying customers. Ground work made of asphalt will enhance the <br />durability, appearance, and value of the property. Lights on every building and at the <br />entrance to increase security, as well as an illuminated sign to advertise the location. 9 x <br />6ft walls, 8ft doors, 12 inch vented overhang, and 9 x 8ft overhead doors included. The <br />outside construction is completed with Novabrik for a well-constructed brick feel, which <br />is aesthetically pleasing as well as state of the art in construction of new buildings. <br />Novabrik is a mortarless concrete with a vapor wall and no pressboard in between. It is <br />an exterior that will add prestige to the industrial park. <br /> <br />. Drainage is already in place <br /> <br />. If based on surrounding cities, a variance on sprinkler system should be <br />allowed. Perhaps a fire wall every 200 feet or so seems to be the most popular <br />alternative. <br /> <br />.
