<br />MEMO <br /> <br />DATE: December 1,2000 <br /> <br />TO : Planning and Zoning Commission <br /> <br />FROM: Jim March <br /> <br />RE : Proposed Pheasant Marsh - PUD <br /> <br />,........................................................................... <br /> <br />Included in your packet is a revised preliminary plat for a subdivision to be known as <br />Pheasant Marsh. A public hearing on this revised plat is scheduled for this meeting. The <br />revised plat shows a reduction from 88 to 77 lots. The minimum lot size being proposed <br />exceeds 15,000 square feet. <br /> <br />The revised plat now contains a minimum 20% common open space as required by the <br />planned unit development section of ordinance #4. The commission needs to determine <br />if the written statements that the developer has provided warrants providing them <br />permission to plat the development as a planned unit development. The developer's <br />written statements are included in your packet. <br /> <br />New notices have been mailed out for this public hearing. The issues of traffic impacts, <br />school capacity and staging are sure to be discussed. A comprehensive plan amendment <br />would be required to allow a MUSA swap to occur. The City Engineer, Building Official <br />and Fire Chief will be asked for comments on this revised plat submittal. <br /> <br />L_____ __ __ _ <br />
