MEMO

DATE: December 1,2000

TO : Planning and Zoning Commission

FROM: Jim March

RE Rezone Request - 1873 Main Street

I...........................................................................

A public hearing has been scheduled to solicit input for the proposed rezoning ofthe
parcel with the street address of 1873 Main Street. A hearing was previously held on this
item several months back to gather public input on the concept. At that time, one resident
was in attendance to comment on the proposal.

The item was never officially taken before the Council for fonnal approval. Mr. Drilling
went ahead and purchased 1873 Main Street and has now removed the former house on
the property.

The property was formerly zoned R-2 residential and is now being proposed as B-1
commercial. The property is directly to the east of and adjacent to a currently zoned
vacant commercial parcel. It makes sense to rezone this property to commercial to better
utilize the property. Access to the property will probably be the largest concern of the
residents.

The property exceeds all of the minimum size requirements for a commercial parcel. The
owner is proposing to build an office/retail center on the site. A site plan will be
approved at a future date.
