MEMO

DATE: November 9, 2000

TO Planning and Zoning Commission

FROM: Jim March

RE : Ordinance #4 Amendments

I...........................................................................

I would like to propose several amendments to Ordinance #4. The topics are as follows:

I) Address the minimum ground floor square footage required for new homes.
Currently we require a minimum ground floor area. We would like to amend the
ordinance to describe other scenarios such as total finished square footage for
when there are multi-level homes built.

2) Delete the language for comer lots having two front yards.

3) Creating the minimum and maximum garage size areas per district.

4) Defining when a site plan review is required. Currently site plan reviews for
remodeIings or building expansions do not come before the planning commission.
Is this ok or does the committee want review authority?

5) Adjusting side yard setbacks to 5 feet and accessory structure setbacks to six feet
from other structures to meet fire code.

I plan to have the specific proposed language for each amendment available at the
meeting, along with complete copies of the Ordinance for committee members. An
additional amendment will have to be made when the sign section of the ordinance is
deleted and re,rlaced with the new sign ordinance that we hope to have completed by
November 28 .
