<br />.. <br /> <br />i <br /> <br />29 August 2000 <br /> <br />To: Planning and Zoning Commission <br />From: Paul Palzer, Public Works Director/Building Official ~ <br /> <br />Re: Ordinance #4 update <br /> <br />Dear Chairperson and Commission Members: <br /> <br />An important issue has arised in regards to the newly adopted Ordinance #4. A <br />resident questioned how small of a garage they could build in Royal Meadows. <br />Upon reviewing the new ordinance I discovered that garages that are attached to <br />the dwelling unit have no minimum size and those detached from the dwelling <br />unit are limited by the "2% of yard" rule. <br /> <br />By definition, an accessory structure is allowed only to be detached as noted on <br />page 2. On page 19, an accessory building can not be attached so the entire <br />first sentence of the second paragraph should be deleted. Also the second <br />sentence requires deletion of "unless attached to and made a part of the main <br />building" and the five feet requirement should be change to six feet to be <br />consistent with the building code. Detached accessory structures used as a <br />garage should be allowed larger lhan 2% uf the yard area in the M and R-4 <br />zones due to the very narrow and small lot sizes in these districts. Most of the <br />homes in these districts occupy most of the width of the lot. <br /> <br />The "District Regulations" should be changed with the addition of a minimum <br />garage size. The existing regulations require 440 square feet in the R-2 and <br />R-2A zones and 600 Square feet in the R-5 zone. I would also recommend a <br />minimum of 220 Square feet in the R-4 and M zones. The commission may also <br />want to add a maximum size for an attached garage. Currently the building code <br />allows up to 3000 square feet as a maximum, which is extremely large in most of <br />the residential districts in Centerville. <br /> <br />Thank you for your prompt attention and correction on these issues. <br />
