<br />G. Is a single parcel of residential or agricultural land of not less then twenty (20) <br />acres and having a width of not less than five hundred (500) feet and its <br />conveyance does not result in the division of the parcel into two or more lots <br />or parcels, anyone of which is less than twenty (20) acres in area or five <br />hundred (500) feet in width. <br /> <br />Lot, Substandard - A lot or parcel of land that has less than the required minimum area or <br />width, as established by the zone in which it is located and provided that such lot or parcel <br />was recorded as a legally created lot on the effective date of the ordinance codified in this <br />title. <br /> <br />Lot, Through - A lot having its front and rear yards each abutting on a street. <br /> <br />Lot, Width - The horizontal distance between side lot lines, measured at the required front <br />setback line. <br /> <br />Manufactured Housing - Single-family detached housing that is built to the National <br />Manufactured Housing Construction and Safety Standards Act of 1974, and shall include <br />structures known as manufactured homes or mobile homes. <br /> <br />Mineral Extraction - The extraction of soil, sand, gravel, rock or other such material from <br />the land. <br /> <br />Motor Vehicle - A self-propelled vehicle for personal or business use as defined in <br />Minnesota Statutes 169.01. <br /> <br />Motor Fuel Station - An establishment where gasoline, diesel, kerosene, motor oil and <br />lubricants are sold or used in servicing motor vehicles and where usual motor vehicle <br />repairs and services are performed. <br /> <br />Non-Conforming Structure or Use - A structure or use lawfully in existence on the <br />effective date of this ordinance or any amendment thereto and not conforming to the <br />regulations for the district in which it is situated. <br /> <br />Nursing Home or Rest Home - A licensed establishment having accommodations for the <br />continuous care of two or more invalid, infirm, aged convalescent patients or disabled <br />persons that are non-related. <br /> <br />Open Space - Any unoccupied land space open to the sky. <br /> <br />Ordinary High Water Line (OHWL) - A line delineating the highest water level which has <br />been maintained for a sufficient period of time to leave evidence on the landscape. The <br />ordinary high water mark is commonly that point where the natural vegetation changes from <br />predominantly aquatic to terrestrial. <br /> <br />Performance Standard - A criterion established to control appearance, noise, odor, toxic <br /> <br />Page 9 of 65 <br />
