<br />the application with the City's Comprehensive Plan, Zoning Ordinance, other policies and <br />official controls and the compatibility of the proposed action with existing area land uses, <br />existing area investments and neighborhood character, capacity of public streets and <br />utilities and future planned land uses. <br /> <br />Section 070-030: Exceptions. The City may waive certain submittal requirements for <br />fence permits or residential variance applications, when it is determined that submittal <br />requirements are not applicable or are not necessary to complete a review of the proposed <br />action. The City may also waive certain submittal requirements for other actions, when site <br />plan information for the subject property has previously been submitted to the City and may <br />be more appropriately supplemented with new information. <br /> <br />Division 75: Final Gradina and LandscaDing <br /> <br />Lots in all districts shall be subject to the following: <br /> <br />Subd. 1 <br /> <br />No Occupancy Permit shall be issued until the lot upon which <br />the structure is constructed is brought to finished grade as <br />specified; and <br /> <br />Subd. 2 <br /> <br />Within one (1) year from the issuance of the Occupancy Permit <br />the lot shall be landscaped in a manner which prevents erosion <br />due to wind or water; and <br /> <br />Subd. 3 <br /> <br />Within two (2) months from the issuance of the Certificate of <br />Occupancy, a lot which has the surface altered due to the <br />moving or destruction of any structure shall be filled and <br />graded as required and the area sodded or seeded as allowed <br />to prevent erosion due to wind or water. Extensions may be <br />granted at the Building Official's discretion. <br /> <br />Division 80: Zonina Districts/Use Regulations <br /> <br />Section 080-010: Zoning Map. A map entitled "Centerville Zoning Map" is hereby <br />adopted by reference and declared to be part of this Ordinance as the Official Zoning <br />Map. Such map shall be on permanent file and available for public inspection in the <br />City Hall. It shall be the responsibility of the City Clerk to maintain and keep the map up <br />to date and to record each amendment thereto within thirty (30) days after official <br />publication of the ordinance adopting the amendment. <br /> <br />Section 080-020: Interpretation of the Zoning Map. Where due to the scale, lack of <br />detail or illegibility of the Zoning Map attached hereto, there is an uncertainty, contradiction <br />or conflict as to the intended location of any zoning district boundary as shown thereon, the <br />Planning and Zoning Commission shall make an interpretation ofthe map upon the request <br />of any person.
