<br />Division 95: Commercial Exterior Buildina Materials <br /> <br />Except; as otherwise regulated herein, the exterior wall surfaces of all new or expanded <br />commercial buildings shall consist of face brick, finished block or other textured masonry <br />product approved by the Planning and Zoning Commission. Exceptions to at! masonry <br />exteriors may be considered and approved by the Planning and Zoning Commission <br />provided the following findings are met: <br /> <br />A. At least sixty percent (60%) of the exterior surface is masonry. <br /> <br />B. The combination of exterior materials is used as an architectural <br />compliment to the structure. <br /> <br />C. The combination of exterior materials used is not inconsistent with <br />the quality and appearance used on similar buildings in the same <br />zoning district or neighborhood. <br /> <br />D. Site conditions limit public exposure to certain exterior surfaces where <br />masonry products are not proposed. <br /> <br />E. An exterior wall may be temporary and a future expansion area of a <br />structure and be subject to removal or redesign as an interior wall. <br /> <br />Buildings are required to have contrasting architectural features and must be designed to <br />be aesthetically pleasing. <br /> <br />Division 100: Industrial Exterior BuildinQ Materials <br /> <br />Industrial buildings are required to be constructed of brick, decorative block or approved <br />textured masonry product. Pole barn type buildings are not allowed. Buildings are required <br />to have contrasting architectural features and must be designed to be aesthetically <br />pleasing. <br /> <br />Division 105: Fences <br /> <br />A. A site plan must be approved by the Building Official for any fence <br />installed for any purpose prior to installation of same. A site plan <br />showing the location of the fence shall be submitted with the permit <br />application. <br /> <br />B. All fences shall be located entirely upon the property of the fence <br />owner unless the owner of the adjoining property agrees, in writing, <br />that said fence may be erected on the property line of the respective <br />Page 30 of 65 <br />
