<br />., <br /> <br />CITY OF CENTERVILLE <br />COMPREHENSIVE PLAN AMENDMENT 2000-1 <br />MUSA STAGING REVISION <br /> <br />APRIL, 2000 <br /> <br />The City of Centerville proposes to amend its Comprehensive Plan by adding 16,94 net acres <br />from the 2001-2005 sewer staging area to the existing MUSA The amendment is necessary to <br />approve a 37-lot single family detached dweIling subdivision, The subdivision is contiguous to <br />the existing MUSA and will include construction of a local trail segment which will connect to <br />the Rice Creek Chain of Lakes Regional Park Reserve trail system, <br /> <br />The City is aware of potential sanitary sewer capacity issues prior to upgrading of the MCES lift <br />station serving CenterviIle and Lino Lakes, The proposed Hunters Crossing subdivision wiIl be <br />staged to allow a maximum of 10 residential building permits in the faIl of 2000. Half of these <br />are estimated to be occupied by the spring of 2001. If necessary, a maximum of 16 building <br />permits would be authorized during 2001, The balance of building permits would be authorized <br />in 2002, or sooner if treatment capacity is not an issue, <br /> <br />Sewer flows are forecast at 270 gallons per household, This would result in the addition of 1350 <br />gaIlons per day in early 2001; 7020 cumulative gallons per day in late 2001; and 9990 <br />cumulative gaIlons by late 2002, <br /> <br />Location, land use, sewer staging and subdivision design graphics accompany the attached <br />Information Summary for Comprehensive Plan revisions and Plan Amendments, <br />
