Mr. <br />Carlson indicated he would like to investigate this concern and resolve the issue. <br /> <br />Mr. Carlson referenced a memo from Bonestoo regarding concerns, and stated he did not <br />feel there would be any problem on his part to take care of any concerns or requirements <br />Bonestroo recommended prior to the next City Council meeting. <br /> <br />Mr. Carlson addressed the following questions with the Commission as received by a <br />letter from the Centerville Building Official. <br /> <br />1. What zoning is being requested? The only zone the lots currently conform to is <br />R2A. <br /> <br />Mr. Carlson stated it is his intention to use R2A zoning ifunder a POD. <br /> <br />2. The Baumann lot split would create a non-conforming lot due to the pole barn on <br />the lot. A variance would have to be requested or the building would have to be <br />removed to create a conforming lot. <br /> <br />Mr. Carlson recognizes the pole barn on the Baumann property would create a <br />non-comforming lot, therefore is asking for a variance on the pole barn. <br /> <br />3. Has the street naming committee been notified? <br /> <br />Mr. Carlson stated the naming committee has not looked at the names, but hopes <br />to keep something similar to what has been chosen, if not they can be changed. <br /> <br />4. A Rice Creek Watershed permit is required for the project. <br /> <br />Mr. Carlson reported the permit has been submitted and applied for. He believes <br />they are going to approve it at the next meeting. <br /> <br />S. The park/trail configuration appears different than the one presented to the <br />County. A detail showing the connection would be helpful. <br /> <br />Mr. Carlson was unclear what detailed information Mr. Patzer was asking for, <br />therefore was not able to answer this question to entirety. Mr. Carlson's intent is <br />connect to the County trail wherever it happens to come in. <br /> <br />6. The Baumann property would have to connect to the sanitary sewer system per <br />City ordinance. <br /> <br />Mr. Carlson stated the Mr. Baumann has agreed to hook up to city water and <br />sewer. <br /> <br />Mayor Wilharber was present, and questioned Mr. Carlson prior to the meeting about the <br />drainage in the area by Mr. Wilharber's residence. Mr. Carlson indicated the ditch in the <br />back of Hunter's Crossing will be "closed up" as a wetland, and will redirect the <br /> <br />" <br /> <br />. <br /> <br />~ <br /> <br />, <br />
