<br />MEMO <br /> <br />DATE March 3, 2000 <br /> <br />TO Planning and Zoning Commission <br /> <br />FROM: Jim March <br /> <br />RE : First Class Concrete <br /> <br />............................................................................ <br /> <br />Included in your packet are the plans for a proposed 19,800 square foot speculative <br />building. The building would be located on the property between R+R Leasing, Inc. and <br />Reel Manufacturing. A lot split was previously requested and approved for this <br />property, but the owner failed to record the lot-split. A new map ofthe proposed split <br />with legal descriptions will be available at the meeting for your review. <br /> <br />First Class Concrete is proposing to construct the building and has contracted with <br />Integrated Real Estate to secure tenants for the facility. The plans detail a block building <br />with contrasting architectural features as required by ordinance. Paul Palzer, Milo <br />Bennett and Tom Peterson have been asked to review the plans. City utilities are <br />available at this site. <br /> <br />The property is currently zoned B-1 commercial. Minimum building size is 2000 square <br />feet with a minimum lot size of20,000 square feet. Both ofthese minimums are <br />exceeded with this proposal. <br />
