<br />, <br />~ <br /> <br />. <br /> <br />City of Centerville <br /> <br />Development Guidelines <br />August 28, 2001 <br /> <br />DRAFT <br /> <br />Intent and Purpose <br /> <br />The City of Centerville is uniquely laid out with Main Street as a spine linking the freeway access <br />east of town with the original downtown to the west. Between these two critical yet opposing <br />features is a three-quarter mile transition area of homes, light commercial and community uses. <br /> <br />The property under consideration is at the east end of Centerville, adjacent to existing <br />commercial and industrial businesses. The purpose of these design guidelines is to encourage <br />buildings and spaces that contribute to the physical and social integrity of the growing community <br />of Centerville. <br /> <br />The overall quality of the development is of primary importance to the City of Centerville. If there <br />are parts of these guidelines that are incompatible with the execution of a quality development, <br />consideration will be given to alternate means of achieving the goals outlined within. <br /> <br />Members of the committee charged with creating development guidelines have identified the <br />following interests/goals for the property: <br /> <br />1. Encourage and accommodate bike and pedestrian traffic <br />2. Begin the mental and visual transition from the fast paced traffic at 35E to the <br />traditional downtown at the west end of Main Street <br />3. Provide high quality goods and services desired by local residents. <br />4. Avoid large parking areas in front of buildings on Main Street <br />5. Be creative and distinctive in architecture <br />6. Be compatible with existing businesses and structures in the area <br /> <br />Parking and sIte access <br /> <br />1. Parking along Main Street shall be limited to a single parking aisle north of Main Street, with <br />diagonal parking adjacent to the buildings. Additional parking may be provided in singie aisle <br />rows between buildings, in recessed courts between parts of buildings or to the north of the <br />buildings. <br />2. Access may be provided from either the north or south sides of the site. <br />3. Space is to be provided along Main Street for a pedestrian/bike path <br />
