<br />7381 Peltier Circle <br />Centerville, MN 55038 <br /> <br />December 3, 2002 <br /> <br />Planning and Zoning Commission <br />City of Centerville <br />1880 Main Street <br />Centerville, MN 55038 <br /> <br />Dear Commission members: <br /> <br />Subject: Planned Unit Development Application <br /> <br />As you are aware, we have a signed purchase agreement with Gonyea Development <br />for our 15 +/- acres. Their plans include a mixture of attached and detached housing <br />units <br /> <br />When I applied for the Special Use Permit for a Planned Unit Development there <br />were certain issues that were questionable as to whether the proposed development <br />would meet the current ordinance requirements without a special use permit. <br /> <br />It appears that the following Ordinance #4 requirements will be met and that a <br />Special Use Permit will not be required: <br /> <br />1. The lot sizes will meet the 15,000 minimum square footage <br />requirements for an R-2 zoning district. <br /> <br />2. The minimum width at the building setback line for an R-2 zoning <br />district will be 100 feet. <br /> <br />3. Single Family and Mutli-family dwellings are a permissible use. One <br />zero lot line is allowed per lot for the approved zoning requirements. <br /> <br />4. The request is consistent with the designated utility staging as defined <br />in the Comprehensive Plan. <br /> <br />5. The request is consistent with the growth management plan for future <br />residential development as defined in the Comprehensive Plan. <br /> <br />6. The density is consistent with the Comprehensive Plan. The <br />Comprehensive Plan defines low/medium density areas to include <br />single family detached and single family attached residential dwellings. <br />
