<br />7381 Peltier Circle <br />Centerville, MN 55038 <br /> <br />November 7, 2002 <br /> <br />Planning and Zoning Commission <br />City of Centerville <br />1880 Main Street <br />Centerville, MN 55038 <br /> <br />Dear Commission members: <br /> <br />Subject: Rezoning Request <br /> <br />We purchased our property in 1984 when Centerville's population was approximately <br />600 residents. Today the population exceeds 3,000. In 1989 we began our journey <br />into horse ownership. Now in 2002 we have invested time and money into making <br />our hobby a business. Due to the limitations of our current property, we have <br />decided to purchase a larger parcel that will accommodate our business needs. <br />Therefore, we are requesting that our property be rezoned as outlined in the <br />Centerville Comprehensive Plan. Areas proposed by the city for future residential <br />growth (beyond the year 2000) include low-medium density east of Peltier Lake. We <br />are requesting that our property be rezoned from R-1 Rural Residential, P-1 <br />PublidSemi Public and C-1 Conservation to R-2 Single Family Residential. Due to <br />the uniqueness of our property, we would like to present the following: <br /> <br />. The majority of our property is zoned R-1 Rural, with a minimum area of 10 <br />acres. <br /> <br />. The property zoned P-1 PublidSemi Public is land that we purchased from <br />the St. Paul Water Utility. This zoning district is for land owned or leased by <br />federal, state, county or city government and it would be appropriate to re- <br />zone this parcel since the zoning is no longer relevant. All restrictions and <br />convents recorded on this parcel would be recorded with any new subdivision <br />of this land. <br /> <br />. The C-1 Conservation portion is a City designation only and is not a defined <br />zoning district within Table A - SCHEDULE OF DISTRICT REGULATIONS. <br />The intended location of any zoning district boundary is ambiguous due to the <br />scale and lack of detail of the Official Zoning Map. <br />
