The <br />preliminary plat should be considered for approval only after the rezoning request has been <br />recommended for approval. <br /> <br />Shed on the property line. A neighboring property has an accessory structure on <br />the property line. It will have to be removed to the owner's property and must <br />adhere to the setback requirements in its replacement. <br /> <br />Sidewalk/Trail. Staff is recommending that a sidewalk or trail be provided by the <br />developer that will connect to the existing sidewalk in Lakeland Hills. <br /> <br />Storm Sewer and Amendments. Because the area is low, Staff is recommending <br />that the developer also install a drain tile system to supplement the two holding <br />ponds that have been proposed. <br /> <br />Rice Creek Watershed District (RCWD) Approvals. Staffin its review of the site ~ J-' <br />plan and sketch noticed that some of the lots may be within the 100 foot setback ~ "';'\P e)-P1J <br />as required by the RCWD. This should be verified and variance requests "I i)ff <br />submitted if warranted. '7'::> <br /> <br />Storm Water Retention and Elevations, Elevations should be verified with the <br />City Engineer for flood plain designation. Also, the City Engineer should review <br />the proposed elevations ofthe southern portion of the property to determine the <br />amount of water that will flow from adjacent properties to the south retention <br />pond. Staff questioned whether this pond would be sufficient to hold water that <br />may drain from the adjacent properties to the new development. <br /> <br />Reconfigure lots 12 and 13. The developer should consider siting the proposed <br />residential structure on lot 13 so as to allow for the straightening of the SW lot <br />line for lot 12. <br /> <br />RECOMMENDATION <br />Staff is recommending approval of the applicant's request to rezone the property at 7381 Peltier <br />Circle from R-I to R-2. Based on Staff review of the proposed site plan, contingent upon review <br />by the City Engineer and the inclusion of revisions and conditions for approval as suggested by <br />the aforementioned list of issues, Staff is also recommending approval of the proposed <br />preliminary plat. <br /> <br />_:;;-_CO <br /> <br />. <br />
