<br />Effective 9/5/00 <br />City of Centerville Ord. #4 <br /> <br />STATE OF MINNESOTA <br />COUNTY OF ANOKA <br /> <br />CITY OF CENTERVILLE <br /> <br />ORDINANCE #4 <br />An Ordinance regulating the use of land, location, bulk, height, and use of structures and <br />the arrangement of the structures, on lots, and the density or population in the City of <br />Centerville, Minnesota and providing for the administration and enforcement of such <br />regulations. Adult orientated businesses are regulated separately by City Ordinance. <br /> <br />The City Council of the City of Centerville ordains as follows: <br /> <br />DIVISION 10: General Provisions <br />Section 010-010: Title. This ordinance shall be known as Ordinance #4, City of Centerville Zoning <br />Ordinance except as herein referred to as "this Ordinance". <br /> <br />Section 010-020: Purpose. It is the purpose of this Ordinance to: <br /> <br />. Protect and promote public health, safety and general welfare. <br />. Protect the natural resources in the City. <br />. Establish land use patterns and development regulations consistent with the City of <br />Centerville Comprehensive Plan. <br />. Prevent overcrowding of land. <br />. Limit congestion and promote safety in the public rights-of-way. <br />. Prevent the premature demand of public services. <br />. Stage development consistent with the efficient provision of public utilities and <br />public services. <br />. Maintain the small town character and quality of living in the community. <br />. Establish compatibility of land uses in the City to protect existing investments and <br />property values. <br />. Promote opportunities for cohesive and compatible business development. <br />. Establish guidelines and regulations to promote housing variety and quality living <br />environments. <br /> <br />Section 010-030: Jurisdiction. The geographic jurisdiction of this Ordinance includes the entire area <br />within the corporate limits of Centerville, Minnesota. Land areas which may be added to the City by <br />annexation, merger or other means shall be classified R-1 Rural Residential until such time that the City <br />Council may rezone the added territory to more appropriate classification. <br /> <br />Section 010-040: Application. Where the conditions imposed by any provisions of this Ordinance are <br />either more or less restrictive than comparable conditions imposed by any other regulation, the <br />regulations which impose the higher standard or requirements shall prevail. <br /> <br />Section 010-050: Severability. If any provision of this Ordinance or the application of any provision to <br />particular circumstances is held invalid, the remainder of the Ordinance or the application of such <br />Page 1 of 59 <br />
