<br />Effective 9/5/00 <br />City of Centerville Ord. #4 <br /> <br />Floodway Fringe - All that land in a flood plain not lying within a delineated f1oodway. Land within a <br />f100dway fringe is subject to inundation by relatively low velocity flows' and shallow water depths. <br /> <br />Floor Area - The sum of the gross horizontal areas of the several floors of a building or dwelling unit, <br />measured from the exterior walls or from the centerline of party walls separating buildings, excluding <br />basements. <br /> <br />Floor Area Ratio - The total floor area on a zoning lot divided by the total site area of the lot or parcel <br />being developed. <br /> <br />Freestanding Sign - Any sign supported by structures or supports that are permanently anchored in the <br />ground and that are independent from any building or structure. <br /> <br />Frontage - The front or frontage is that side of a lot abutting on a street or way and ordinarily regarded as <br />the front of the lot, but it shall not be considered as the ordinary sideline of a corner lot. <br /> <br />Garage, Private - Any accessory building or an accessory portion of a principal building designed or <br />used solely for the storage of motor vehicles, boats and other personal belongings which are owned or <br />used by the occupants of the building to which it is accessory <br /> <br />Glare - A sensation of brightness within the visual field that causes annoyance, discomfort, or loss in <br />isual performance and visibility. <br /> <br />Grade - The lowest point of elevation of the finished surface ofthe ground, paving, or sidewalk within the <br />area between the building and the property line, or when the property line is more than five feet from the <br />building, between the building and a line five feet from the building. <br /> <br />Height of Building - The vertical distance from the average elevation of the finished grade at the front of <br />the building to the highest point of the roof for flat roofs; to the deck line of mansard roofs; and to the <br />mean height between eaves and ridge for gable, hip and gambrel roofs. <br /> <br />Home Occupation - An occupation, profession, activity, or use that is clearly a customary, incidental, <br />and secondary use of a residential dwelling unit and which does not alter the exterior of the property or <br />affect the residential character of the neighborhood. <br /> <br />Hotel- A building occupied as more or less temporary abiding place of individuals who are lodged with or <br />without meals for compensation and in which there are more than ten (10) sleeping rooms usually <br />occupied singly, and in which no provision is made for cooking in any individual apartment. <br /> <br />Impervious Surface - Any material that substantially reduces or prevents the infiltration of storm water <br />into previously undeveloped land. Impervious surface shall include graveled driveways and parking <br />areas. <br /> <br />lustrial Park - A planned, coordinated development of a tract of land with two or more separate <br />.. .dustrial buildings. Such development is planned, designed, constructed, and managed on an <br />integrated and coordinated basis with special attention given to on-site vehicular circulation, parking, <br />utility needs, building design and orientation, and open space. <br />Page 6 of 59 <br />
