<br />Effective 915100 <br />City of Centerville DId. #4 <br />A. Was a separate parcel of record April 1 , 1945 or the date of adoption of subdivision <br />regulations under Laws 1945, Chapter 287, whichever is later, or of the adoption of <br />subdivision regulations pursuant to a Home Rule Charter; and <br /> <br />B. Was the subject of a written agreement to convey entered into prior to such a <br />time; and <br /> <br />C. Was a separate parcel of not less than two and one half (2 %) acres in area and <br />one hundred fifty (150) feet in width on January 1, 1966; and <br /> <br />D. Was a separate parcel of not less than five (5) acres in area and three <br />hundred (300) feet in width on July 1, 1980; and <br /> <br />E. Is a single parcel of commercial or industrial land of not less than five (5) acres <br />and having a width of not less then three hundred (300) feet and its conveyance <br />does not result in the division of the parcel into two or more lots or parcels, anyone <br />of which is less than five (5) acres in area or three hundred (300) feet in width; and <br /> <br />F. Is a single parcel of commercial or industrial land of not less than five acres and <br />having a width of not less then three hundred (300) feet and its conveyance does <br />not result in the division of the parcel into two or more lots or parcels, anyone of <br />which is less than five (5) acres in area or three hundred (300) feet in width; and <br /> <br />G. Is a single parcel of residential or agricultural land of not less then twenty (20) acres <br />and having a width of not less than five hundred (500) feet and its conveyance does <br />not result in the division of the parcel into two (2) or more lots or parcels, anyone of <br />which is less than twenty (20) acres in area or five hundred (500) feet in width. <br /> <br />Lot, Substandard - A lot or parcel of land that has less than the required minimum area or width, as <br />established by the zone in which it is located and provided that such lot or parcel was recorded as a <br />legally created lot on the effective date of the ordinance codified in this title. <br /> <br />Lot, Through - A lot having its front and rear yards each abutting on a street. <br /> <br />Lot, Width - The horizontal average distance between side lot lines, measured at the required front <br />setback line. <br /> <br />Manufactured Housing - Single-family detached housing that is built to the National Manufactured <br />Housing Construction and Safety Standards Act of 1974, and shall include structures known as <br />manufactured homes or mobile homes. <br /> <br />Mineral Extraction - The extraction of soil, sand, gravel, rock or other such material from the land. <br /> <br />Motor Vehicle - A self-propelled vehicle for personal or business use as defined in Minnesota Statutes <br />9.01. <br /> <br />Motor Fuel Station - An establishment where gasoline, diesel, kerosene, motor oil and lubricants are <br />sold or used in servicing motor vehicles and where usual motor vehicle repairs and services are <br />Page 8 of 59 <br /> <br />L <br />
