<br />Effective 9/5/00 <br />City of CentervilJe On:!. #4 <br /> <br />Variance - The waiving by Board action of the literal provisions of the Zoning Ordinance in instances <br />where their strict enforcement would cause undue hardship because of circumstances unique to the <br />individual property under consideration. <br /> <br />Vehicle - Any vehicle which is self-propelled or designed to be pushed or pulled and shall include, but <br />not be limited to, automobile, busses, motorbikes, motorcycles, motor scooters, trucks, tractors, go-carts, <br />golf carts, campers, trailers, boats, planes and gliders. <br /> <br />Vehicle Abandoned - Any vehicle as defined in this section, which does not have lawfully affixed or <br />attached thereto an un-expired state registration or license plate or plates, or the condition of which is <br />wrecked, dismantled, partially dismantled, inoperative, abandoned or discarded. <br /> <br />Water-Oriented Accessory Structure or Facility - A small above ground building or other improvement <br />except stairways, fences, docks, and retaining walls, which, because of the relationship of its use to a <br />surface water feature, reasonably needs to be located closer to public waters than the normal structure <br />setback. Examples of such structures and facilities include boathouses, gazebos, screen houses, fish <br />houses, pump houses, and detached decks. <br /> <br />Wetland - Lands transitional between terrestrial and aquatic systems where the water table is usually at <br />or near the surface or the land or is covered by shallow water. For purposes of this definition, wetlands <br />must have the following three characteristics: <br /> <br />A. Predominance of hydric soils; and <br /> <br />B. Are inundated or saturated by surface or groundwater at a frequency and duration <br />sufficient to support a prevalence of hydrophytic vegetation typically adapted for life <br />in saturated soil conditions; and <br /> <br />C. Under normal circumstances support a prevalence of such vegetation. <br />Yard - A required open space on a lot which is unoccupied and unobstructed from the ground upward, <br />except as otherwise provided for herein. The measurement of a yard shall be construed as the minimum <br />horizontal distance between the lot line and the building line. <br /> <br />Yard, Front - A yard extending across the full width of the front lot between side lot lines and extending <br />from the abutting street right-of-way line to a depth required in the yard regulations of the district in which <br />such lot is located. On a corner lot the street address or narrowest street dimension of the street shall be <br />the front yard. The other street frontage will be considered a front yard for principal structure setbacks <br />and a side yard for purposes of calculating setbacks for accessory structures. <br /> <br />Yard, Rear - A yard extending along a side lot line between the front and rear yard lot line, having a width <br />as specified in the yard regulations for the district in which such lot is located. <br /> <br />Yard, Side - A yard between the sideline of the lot and the nearest line of the building and extending <br />1m the front yard to the rear yard. <br /> <br />Zoning District - An area or areas for which the regulations and requirements governing use, lot and <br />bulk of buildings and premises are uniform. <br />Page 12 of 59 <br />
