Use Not Identified <br /> <br />Uses not specifically identified in this Ordinance as permitted shall be prohibited. <br />Amendments to this Ordinance shall be required to allow any use, which is not <br />clearly permitted by right. <br /> <br />E. Deadline for Actions <br /> <br />It is the intent of the City to comply with State requirements for timely review and <br />actions requiring formal approval by the City. Information submissions and <br />applications must be determined by the City to be complete before a time line for <br />action is initiated. In the event the City cannot act upon a request within a sixty (60) <br />day time frame, the City will notify an applicant in writing that action will be <br />completed within 120 days of the date the application was accepted by the City. In <br />the event that multiple approvals are involved in any action, such as a site plan <br />review requiring a variance or a Zoning Ordinance amendment requiring a <br />Comprehensive Plan amendment, each action shall require a separate, <br />independent timeline for action. <br /> <br />F. Other Ordinances <br /> <br />The City has enacted or may enact other Ordinances that may supplement or <br />supercede this Ordinance, including but not limited to the Subdivision Ordinance, <br />Shoreland Ordinance and the adoption of building codes. Users of this Ordinance <br />should contact the City to determine whether certain provisions in this Ordinance <br />are affected by other Ordinances. <br /> <br />G. Adopting the Minnesota Building Code <br /> <br />Providing for its administration and enforcement, regulating the erection, <br />construction, occupancy, equipment, use, height, area and maintenance of all <br />buildings and/or structure in the City of Centerville; providing penalties for the <br />violation thereof. <br /> <br />Division 25: Lot Provisions <br /> <br />Lots of Record <br /> <br />A. No lot of record shall be reduced in size below the district requirements in Table <br />A; and <br /> <br />8. An existing lot of record shall be deemed a buildable lot even though the lot area <br />and/or dimensions are less than those required for the district provided as follows: <br /> <br />1.
