<br />Effective 9/5/00 <br />City of Centerville Ord. #4 <br />manufactured housing in subdivided developments, in safe, attractive residential neighborhoods with all <br />urban services and desired amenities as other residential areas. No person shall erect, establish, extend <br />or enlarge a manufactured housing development within the limits of the City of Centerville without first <br />obtaining Site Plan approval from the City Council upon receipt of the recommendation of the Planning <br />and Zoning Commission. Approval shall be granted only upon compliance with all the following: 1.) <br />Compliance with all other terms of this Ordinance #4, Centerville Zoning Ordinance; 2.) Compliance <br />with all the terms of Ordinance #8, Centerville Subdivision Ordinance; 3.) The proposed development <br />must be located in the City's urban service area as shown in the Comprehensive Development Plan, and <br />must be served by public utilities as approved by the City of Centerville. <br /> <br />Section 080-080: Single-Family, Residential -Estate (R-5). <br /> <br />Purpose <br />It is intended that the R-5 District provide for low-density traditional single family residential where public <br />utilities are available and required for service. The design and circulation of new residential areas are <br />also intended to be complimentary with and enhance the community's small town atmosphere. <br /> <br />Permitted Uses <br /> <br />A. Single-Family, detached dwellings. <br /> <br />B. Accessory uses. <br /> <br />C. Public parks and recreation uses. <br /> <br />D. Day care facility. <br /> <br />E. Residential facility. <br /> <br />F. Home occupations <br /> <br />Section 080-090: Commercial District (B-1). <br /> <br />Purpose <br />It is intended that the B-1 District provide opportunities for retail and service business uses which require <br />larger development sites, highway visibility or highway access. <br /> <br />General Minimum Requirements <br />The following minimum requirements, as set forth, shall apply to all buildings that may be erected, <br />converted or structurally altered in Commercial Districts. <br /> <br />Setback <br />See Table A - Schedule of District Regulations Lot and Yard Requirements. <br /> <br />Building Height in Commercial Districts <br />As provided in Division #110 of this ordinance. <br /> <br />Page 23 of 59 <br />
