The City has limited vacant land for development and all land in the City is <br />planned for eventual urban uses. Because of the limited duration anticipated for agricultural uses in the <br />City and the incompatibilities which often exist between agricultural and non-agricultural uses, permitted <br />uses in the R-1 District will not reflect intensive commercial agricultural uses. <br /> <br />Permitted Uses <br /> <br />A. Single-family, detached, dwellings at a density not exceeding one (1) home per ten <br />(10) acres; and <br /> <br />B. Residential accessory uses and home occupations; and <br /> <br />C. Crop production and vegetable gardening; and <br /> <br />D. Produce stands for products raised on the premises; and <br /> <br />E. Tree nurseries and sod farms; and <br /> <br />F. Horses, livestock and fowl, not exceeding a density of one (1) horse or livestock <br />animal per acre or three (3) fowl per acre. <br /> <br />Special Requirements <br />Agricultural uses are permitted in the R-1 District subject to the following requirements: <br /> <br />A. Feed lots, runs, pens and similar intensively used facilities for animal raising and <br />care shall not be located within three hundred (300) feet of a neighboring property; <br />and <br /> <br />B. Accessory farm buildings shall not be erected within one hundred (100) feet of a <br />neighboring property. <br /> <br />Section 080-050: High Density, Single-Family, Residential (R.2A). <br /> <br />Purpose <br />It is intended that the R-2A District provide for higher density single family detached, attached and <br /> <br />Page 23 of 69 <br />
