<br />4 Amended: <br />3 Amended: 9/4/01 <br />2 Amended: 6/27/01 <br />1 Amended: 1/10/01 <br />Effective 9/5/00 <br />City ofCenterville Ord. #4 <br /> <br />Site Plan <br />Site plans for all developments requirinq a special use permit must be submitted prior to the issuance of <br />building permits. At least the following information shall be submitted for review: <br /> <br />A. Site development plan. <br /> <br />B. Buildinq plans. includinq building elevations. indicating mass, buildino materials. and <br />color of all exterior surfaces. including all materials proposed to meet the screening <br />requirements of this ordinance. <br /> <br />C. Landscape plans. includinq the number, species, and size of all plantinos. <br /> <br />D. Grading, drainage, parking areas, items to be stored, and utilitv plans. <br /> <br />Accessory Buildings <br />Garages, accessory buildinqs, screen walls, buildings, and exposed areas of retainino walls shall be of <br />similar type, quality. and appearance as the prinCipal structure. <br /> <br />Exterior of Building <br />All buildings shall be finished on all sides with permanent finished materials of consistent quality, per <br />Division 95, and Ordinance #44-A. <br /> <br />Permitted Encroachments <br />The following shall not be considered as encroachments on setbacks sub/ectto other conditions within <br />this ordinance: <br /> <br />Off street parking spaces, flues. belt course, leaders, sills. pilaster. lintels, cornices, eaves. gutters. <br />awninqs. open terraces, service station pump islands. open canopies. steps, chimneys, f1ao poles, <br />ornamental features, open fire escapes, sidewalks. and fences, except as hereinafter amended. <br /> <br />Exterior Merchandise <br />See section 135.140. <br /> <br />Liahting <br />See Section 135-040. <br /> <br />Driveways <br />A. <br /> <br />No driveway shall be located within one hundred (100) feet of any right-of-wav <br />line of a street intersection. Said distances shall be measured alono the property <br />line from the corner riqht-of-way and County line. <br /> <br />B. <br /> <br />Access drive onto county roads shall require a review bv the City Enoineer. <br /> <br />Page 28 of 69 <br />
