<br />Subd. 131. <br /> <br />Street Access. A public right-of-way which affords the principal means of accessing <br />abutting property. <br /> <br />( <br /> <br />Subd. 132. Structure. Anything constructed, moved or erected, the use of which requires location <br />on the ground or attached to something having a fixed location on the ground, but <br />excluding fences, sidewalks, retaining walls and items of an ornamental, decorative or <br />incidental nature. <br /> <br />Subd. 133. Structural Alteration. Any change made to existing support members, columns, beams, <br />girders or foundations except those which are solely of an ornamental, decorative or <br />incidental nature. <br /> <br />Subd. 134. Subdivision. The separation of an area, parcel or tract of land under single ownership <br />into two or more parcels, tracts, lots or long-term leasehold interests where the creation <br />of the leasehold interest necessitates the creation of streets, roads, or alleys, for <br />residential, commercial, industrial, or other uses or any combination thereof, except the <br />following: <br />a. Where all the resulting parcels, tracts, lots, or interests will be twenty (20) acres or <br />larger in size and five hundred (500) feet in width for residential uses and five (5) <br />acres or larger in size for commercial and industrial uses. <br /> <br />b. Creating cemetery lots. <br /> <br />c. Resulting from court orders, or the adjustment of a lot line by the relocation of a <br />common boundary. The purpose or the activity for which the land or building <br />thereon is designed, arranged, or intended <br /> <br />( <br /> <br />Subd.135. Townhouse. Attached dwelling units of three or more, each with separate means of <br />access which are not a condominium. <br /> <br />Subd. 136. Travel Trailers. A mobile vehicle with wheels, designed for overnight living or <br />camping purposes, capable of being towed by a motor vehicle. <br /> <br />Subd. 137. Use. The purpose or activity for which land or a building is designed or intended, or for <br />which it is occupied or maintained. <br /> <br />Subd. 138. Usable Open Space. A ground area on a lot, which is graded, developed, landscaped or <br />equipped or intended and maintained for recreation or leisure, available to and usable by <br />persons occupying a dwelling unit and their guests. <br /> <br />Subd. 139. Variance. A modification of the literal provisions of the Zoning Ordinance in instances <br />where their strict enforcement would cause undue hardship to the property owner <br />because of circumstances unique to the property under consideration. <br /> <br />Subd. 140. <br /> <br />Vehicle. A car, van, truck, motorcycle, snowmobile, motor home, camper, trailer, boat <br />or similar item licensed by the State of Minnesota and as defined in Minn. Stat. 169.01, <br />Sub. 1, for use on roadways or waterways, excluding bicycles. <br /> <br />( <br /> <br />16 <br />
