'. <br /> <br />( Buildings are required to have contrasting architectural features and must be designed to be <br />aesthetically pleasing. <br /> <br />Section 42X - GENERAL REGULATIONS <br /> <br />421.01 Lot Requirements. <br /> <br />Subd. 1. Yards. The minimum depth of front yards, rear yards and side yards for <br />each Zoning District shall be defined in the Schedule of Regulations and <br />conform to the following additional regulations: <br /> <br />e.) All structures, whether attached to the principal structure or not, and whether <br />open or enclosed, including porches, carports, balconies or platforms about <br />normal grade level shall not project into any minimum front, side, or rear <br />yard; and <br /> <br />f.) Lots which abut on more than one (1) street shall provide the required front <br />yards along each street for the principal structure. Side yard setbacks for an <br />accessory structure will apply to the frontage that is not considered to be the <br />required front yard; and <br /> <br />( <br /> <br />g.) Any principal structure situated on lands contiguous to or abutting any <br />portion of the public lakes in Centerville shall maintain yard setbacks of <br />seventy-five (75) feet from the lake. Where adjacent structures have yard <br />setbacks different from these requirements, the minimum setback from the <br />lake shall be the average setback of such adjacent structures to a minimum <br />offifty (50) feet; and <br /> <br />d.) The minimum side and rear yard depths for structures of the following non- <br />residential uses which abut any lot in any Residential District shall be: <br /> <br />1.) Twenty (20) feet for each side yard and rear yard for off-street <br />parking spaces and access drives for non-residential uses; and <br /> <br />2.) Forty (40) feet for each side yard and rear yard for Churches, <br />schools and public or semi-public structures; and <br /> <br />3.) Sixty (60) feet for each side yard and rear yard for recreation <br />facilities, entertainment facilities, all business uses and all <br />industrial uses. <br /> <br />421.02 Encroachment in Yards. The following are permitted encroachments in yards: <br /> <br />a) Cornices, canopies or eaves may extend into the required front yard a distance <br />no to exceed two (2) feet, six (6) inches; and <br /> <br />b.) A landing place or uncovered porch may extend into the required front yard to a <br />distance not exceeding six (6) feet, if the landing place or porch has its floor no <br />31 <br />
