<br />417.06 Permitted Uses and Structures. <br /> <br />(h) Single-Family, detached dwellings. <br /> <br />(i) Single-Family, attached dwellings with two (2) units. <br /> <br />(j) Accessory uses. <br /> <br />(k) Public Parks and Recreational Facilities. <br /> <br />(I) Day Care Facilities. <br /> <br />(m) Residential Facilities. <br /> <br />(n) Home Occupations. <br /> <br />417.07 Permitted Conditional Uses. <br /> <br />417.08 Accessory Uses. No accessory structure may be constructed on a parcel without a principal <br />structure. Accessory structures must have a minimum of a five (5) foot side yard setback; may <br />not exceed ten (10) feet in height; and any accessory building, unless attached to and made a <br />part of the principal building, shall not be closer than six (6) feet to the main principal, except <br />as otherwise provided in this subdivision. No structure may be placed in an easement. <br /> <br />The total area of an attached accessory building (garage) shall be no greater than 1500 square <br />feet per level. Swimming pools may exceed the size requirements for accessory structures, but <br />they can not exceed fifty percent (50%) ofthe rear yard. <br /> <br />No more than two (2) accessory structures are permitted on any single-family, detached <br />dwelling parcel located in this zoning district. <br /> <br />417.09 Dimensional Regulations. <br /> <br />Subd. 1. Height. No structures or other buildings may be erected to a height exceeding thirty- <br />five (35) feet without the issuance of a Special Use Permit by the City. <br /> <br />Subd. 2. Area and Width. No dwelling may be constructed or placed on a lot ofJess than <br />7,500 SF or less than 60 feet in width at the building setback line. <br /> <br />Subd.3. Minimum Floor Area. The minimum building size in the R-4 District is 1,050 SF. <br />All dwellings shall have a minimum width of twenty-four (24) feet at its narrowest <br />point, with the exception of the M-l District. <br /> <br />Subd.4. Special Reauirements of the Zoning District. <br /> <br />Manufactured homes are permitted in all residential districts if they meet the <br />design criteria for such districts, as stated in Section 105 Definitions, Subd. 103. <br />
