Zoning and Land Use <br /> <br />Section 400 - TITLE AND APPLICATION <br /> <br />400.1 Title. This Ordinance shall be known as Ordinance #4, City of Centerville Zoning and Land <br />Use Ordinance, except as herein referred to as "this Ordinance". <br /> <br />400.2 Purpose and Intent. It is the purpose and intent of this Zoning and Land Use Ordinance to <br />protect the health, safety and general welfare of the City and its residents through the <br />establishment of minimum regulations governing land development and its subsequent use. <br />Ordinance #4 divides the City into use districts and established regulations for the location, <br />erection, construction, reconstruction, alteration and use ofland and structures. In addition, this <br />Ordinance will: <br /> <br />. Protect and promote the natural resources of the City. <br /> <br />. Protect and promote public health, safety and general welfare. <br /> <br />. Provide adequate light, air and access to property. <br /> <br />. Establish and protect land use patterns and development regulations consistent with the <br />City ofCenterville's Comprehensive Plan. <br /> <br />. Limit congestion and promote safety in the public-rights-ofway. <br /> <br />. Prevent overcrowding of land and undue concentration of structures by regulating land, <br />buildings, yards and densities. <br /> <br />. Promote opportunities for orderly, cohesive and compatible development of various and <br />differing land uses, protecting existing investments and property values. <br /> <br />. Define the authority, power and duty of City officials, City staff, Plarming and Zoning <br />Commission and the Board of Adjustments and Appeals relating to this Ordinance. <br /> <br />400.3 Scope. The use of all property within the geographic jurisdiction of the City of CenterviJIe <br />must comply with Ordinance #4. Any building, structure, or use lawfully in existence as of <br />August 23,2000 and continuing to lawfully exist to the date of the adoption of OrqilIance #4, <br />but not being in conformity with this Ordinance will be regarded as non-conforming. As such, <br />these non-conforming structures and uses may be allowed to legally continue to exist subject to <br />the provisions of Section XXX. <br />
