The units will be constructed to look like twin homes, <br />thereby more closely reflecting the characteristics of the residential area to the west of the <br />site. The proposed site plan also shows a picnic/community area simulating a residential <br />park area. <br /> <br />Mr. Montgomery and Mr. Kelier are also requesting a variance to the City's parking <br />space ordinance. Under their current proposed site plan, this project has 128 parking <br />spaces planned for 18 units, which are approximately 7 spaces per unit or 3.5 spaces per <br />1000 SF. Ordinance #4 specifies that offices require 5 spaces per 1000 SF; general <br />services requires 4 spaces per 1000 SF; and trade business requires 3 spaces per 1000 SF. <br />The definitions of these categories were not part of the Ordinance and Staff was unable to <br />determine which one was the most appropriate for this proposed project. <br /> <br />The proposed uses for this office park included law offices, real estate offices, mortgage <br />offices, CPA offices, etc. Mr. Kelier suggested that Staff visit their office park off of <br />Rice Street / 1649 as that office park is very similar to what they are proposing for <br />Centerville. Staff did visit the Rice Street site and did find that it is very similar to the <br />proposed project.
