Mr. Richard Carlson has requested that Hunter's Crossing, Second Addition be rezoned from R-I Rural to R-2 SF Residential Planned Unit Development for the purpose of developing single family residential homes. Hunter's Crossing, Second Addition is proposed to be comprised of the two sections ofland lying directly south of the currently existing Hunter's Crossing, First Addition residential development. While Mr. Carlson has stated before at the Planning and Zoning Commission and the City Council that he is interested in doing this development in a phased manner, he needs to combine the two parcels in order to accommodate the construction ofthe first phase of the proposed second addition. Combining the parcels now, also gives him clear title and alleviates any potential issues with setbacks that may arise during the construction of the first phase of this addition that may encroach into the adjoining parcel. Lastly, ifthe Planning and Zoning Commission votes to recommend the rezoning and the lot combination, Mr. Carlson is also at this time seeking preliminary plat for his proposed development. Mr. Carlson has submitted the appropriate applications and paid the required fees for the rezoning, lot combination and preliminary plat. The City Clerk has published a notice for these public hearings and sent letters to those property owners affected by these proposed requests as required by the Minnesota statutes. Mr. Carlson will be in attendance to discuss the request and to answer any questions.
