Hunter's Crossing, Second Addition is <br />proposed to be comprised of the two sections ofland lying directly south of the currently <br />existing Hunter's Crossing, First Addition residential development. <br /> <br />While Mr. Carlson has stated before at the Planning and Zoning Commission and the <br />City Council that he is interested in doing this development in a phased manner, he needs <br />to combine the two parcels in order to accommodate the construction ofthe first phase of <br />the proposed second addition. Combining the parcels now, also gives him clear title and <br />alleviates any potential issues with setbacks that may arise during the construction of the <br />first phase of this addition that may encroach into the adjoining parcel. <br /> <br />Lastly, ifthe Planning and Zoning Commission votes to recommend the rezoning and the <br />lot combination, Mr. Carlson is also at this time seeking preliminary plat for his proposed <br />development. <br /> <br />Mr. Carlson has submitted the appropriate applications and paid the required fees for the <br />rezoning, lot combination and preliminary plat. The City Clerk has published a notice <br />for these public hearings and sent letters to those property owners affected by these <br />proposed requests as required by the Minnesota statutes. <br /> <br />Mr. Carlson will be in attendance to discuss the request and to answer any questions. <br />
