<br />The applicants are aware that the land owner/developer R&R Leasing Inc. must finalize <br />platting of the property and reach a resolution with the City regarding street right of way <br />over a small triangular piece of property near the intersection of Fairview Street and 20th <br />Avenue. The applicants are aware that platting and right-of-way issue will be among <br />conditions precedent to starting any construction under their Special Use Permit. The <br />applicants desire to move forward knowing of these conditions so they can continue their <br />design and construction planning for Spring/Summer 2003 which involves considerable <br />before construction time and effort. <br /> <br />WHERE: See attached maps and drawings. Located on a 4 acre parcel of land in <br /> <br />property owned and under development by R & R Leasing on Fairview Street in the <br />Southeast quadrant of the City; just East of 20th Avenue. The land is zoned 1-1 and can be <br />developed to the requested use under special use permit from the City. <br /> <br />City services are in Fairview Street and the street pavement issue is under City control. <br />The development will not require any additional city services. No subsidies will be <br />requested from the City for this development. <br /> <br />WHEN: Hoped for construction start is in Spring/Summer 2003. The applicants have <br /> <br />been pursuing development issues since a purchase was agreed with R & R Leasing in <br />August 2002 and are in their middle of the planning process at this point in time. The <br />applicants have met with City staff, private contractors and engineering consultants <br />regarding development issues and compliance with City and State codes. <br /> <br />The applicants have attended two Concept Review presentations at the City Planning <br />Commission and have incorporated various suggestions into their building designs and <br />drawings. The design submitted with this SUP application now feature improvements with <br />wider driving lanes, changed street building views and details on the site for landscaping <br />requirements and storm water ponding. <br /> <br />WHY: Self Storage facilities are proven successful businesses since their refined <br /> <br />inception about 20 years ago have been welcomed in many communities as an <br />enhancement to residents and businesses. They offer mostly community residents a <br />location to securely store all types of possessions that might suffer if exposed to weather, <br />elements or unsecured locations. They offer a place to store excess personal possessions <br />that are too much for their residential storage in houses. Self storage facilities also offer and <br />provide local businesses storage for items that must be retained, inventoried or kept in a <br />secure location until used. <br /> <br />2 <br />
