These roadway <br />improvements are needed to accommodate the existing vehicular traffic in this area <br />and the increased traffic that the future development in this area will generate. <br /> <br />Difficult or inadequate access to the property to be served by these roadway <br />improvements will lower the potential value of the immediate area for commercial <br />and industrial development. One must find that sensitive compromise between <br />providing traffic ways for through traffic while servicing the roadway needs of <br />properties accessed by the roadway. <br /> <br />Weare planning on purchasing and developing the 20 acres on the southwest comer <br />of 35E and County Road 14. This would become a premiere $45,000,000 retail <br />development at the interchange. The access to this proposed retail development <br />atufiliif considerable other available land in this area requires a signalized <br />interSection at Country Road 14 and 21" Avenue. The initial improvement plans <br />for County Road 14 would have completely eliminated the intersection at 21" <br />Avenue: The revised plans now propose only a partial intersection access. This is <br />still inadequate for the level of development that is propped. A full signalized <br />intersection needs to be planned for this 21" Avenue intersection. <br /> <br />I am requesting your assistance. in achieving a signalized intersection at County Road <br />14 and 21" Avenue. I ask that this signalized interSection be included in the County <br />Road 14 improvement plans that the Anoka CoUnty Board will be considering.
