We continue to work with the land owner that owns a good portion of the land on the west side of I <br />35E at the Cty. Road 14 interchange in Lino Lakes and Centerville. The owner is selling the southwest quadrant of this <br />interchange to the Gaughan Companies who plans a +/-$45,000,000 retail development at this location. To access this <br />retail development and the considerable other available commercial, industrial and residential land in this area, a <br />signalized intersection at County Road 14 and 21" Avenue is required. This intersection will provide access to the <br />undeveloped, available land both north and south of County Road 14. Inadequate access will lower the value of the <br />immediate area for commercial and industrial development, resulting in an inferior development to that which can be <br />created If access is superior. All would agree that roadway improvements are necessary to serve the future needs of this <br />area, but the issue of access is paramount to the magnitude of development that will occur in the future. We need Anoka <br />County's assistance in providing a signalized intersection at 21str Avenue. <br /> <br />Can you please give me a timetable on the plan/design decision timing for Cty. Engineer, Anoka County Highway Dept. <br />Our finn is working with Gerald Rehbein in the development of his property both north and south of Main Street, <br />west of 135E in both Centerville and Uno Lakes. There is about 100 acres in total involved. The improvement <br />plans for Main Street are causing concem wilh the various prospective users we are working with who are <br />interested in both the industrial and commercial p!llperty. The major concern is how the intersections at 20'h and <br />21" are to be handled. The prospects are conceme,ct that the plans will restrict access to a degree that the <br />usability of the abutting property becomes limited, This is a concem to all, Improved roadway facilities are <br />needed, but continuing access to abutting properti~ is also required. <br /> <br />r have accessed your WEB site on the project and have printed off the plan.
