<br />Minneapolis Warehouse District - City of Minneapolis, Minnesota <br />Minneapolis, Minnesota <br /> <br />Building evaluation and market analysis was conducted as part of a planning engagement to <br />redefine the Historic Warehouse District in downtown Minoeapolis. Uses appropriate for the <br />historic district were identified for both street-level space and upper floors of existing buildings <br />as well as new buildings. The warehouse district is in a gradual transition from distribution and <br />manufacturing to use for office, retail, services and residential. This study identified the demand <br />for adaptive reuses and new construction housing and commercial uses. New residents and <br />employees will create demand for new retail and service businesses in the area. future market <br />opportunities and tenant types were identified as part of the study. <br /> <br />Lowertown Redevelopment <br />St. Paul, Minnesota <br /> <br />Market analysis and financial feasibility was conducted for townhouse, mid-rise, and high-rise <br />housing to launch the next development phase in Lowertown. Prototypical housing <br />developments were created for both rental and for-sale housing consistent with development sites <br />in Lowertown. Each development prototype contains the flexibility to accommodate retail, <br />service and other commercial uses on the first floor to maintain street-level activity. Other <br />prototypes envisioned urban residential street with stacked residential units. Financial feasibility <br />was conducted for each residential housing type. <br /> <br />Ventura Village <br />Minneapolis, Minnesota <br /> <br />Market analysis was conducted to determine demand and financial feasibility for Ventura Village <br />residential development in south Minoeapolis. The study also identified the potential for air- <br />rights development above 1-35W and 1-94. Market analysis identified the demand for a wide <br />range of housing. Analysis identified market demand for carriage houses, townhouses, flats, and <br />apartments. Financial feasibility analysis identified the amount of public sector assistance <br />required for developments to be financially feasible. <br /> <br />United Development Company <br />Minneapolis, Minnesota <br /> <br />A market analysis was conducted for a three-building, 560-unit condominium development on <br />the northwest side of Lake Calhoun in south Minoeapolis. The analysis included projecting sales <br />prices and rate of sales. <br /> <br />Trammel Crow Strategic Planning <br />Minneapolis-St. Paul, Minnesota <br /> <br />A study was conducted to assist the Trammell Crow Residential Division with its strategic <br />planning for the Twin Cities market area. Markets were identified that were consistent with <br />Trammell Crow's apartment complex development prototype. Geographic areas that represent <br />growth opportunities (as measured by recent and future population and employment growth), <br />were also identified. <br />
