Sketches, diagrams, sections and photographs <br />will be used to illustrate the intentions of each of the alternative concepts. <br />While the alternatives generated will not be explicit solutions, they will <br />provide insights about patterns, potential and character so that the <br />community can make an informed choice as to their preferred direction <br />for the project area. <br /> <br />Along with the development of concept alternatives, the HKGi team will <br />demonstrate the potential of various development types and begin to frame <br />implementation strategies that underlie each concept alternative. Early <br />consideration of both market potential and development feasibility will <br />help to ensure that the plan is credible in the marketplace and realistic in <br />terms of the city's ability to make development occur according to the <br />directions of the plan. <br /> <br />By exploring directions based on information gained from the community <br />and affected property owners, proposing alternatives that demonstrate <br />varying directions for development, and building an understanding of <br />market realities and implementation potential, the community can be <br />assured that: <br /> <br />. the redevelopment plan is an accurate reflection of the community's <br />perspective on development and control of development, both as <br />an outgrowth of the changes to CR 14 and further exploration of <br />the key ideas or questions proposed by those affected by the <br />changes; <br /> <br />. the patterns of development demonstrated are supportable from <br />a market and economic feasibility perspective. <br /> <br />The translation of alternative scenarios to more final direction occurs only <br />after the Steering Committee has the opportunity to consider the <br />implications of the alternatives and they understand how each alternative <br />supports other goals of the city. While the community will be asked to <br />indicated a preference during Workshop Two, the Steering Committee will <br />be asked to confirm the preferred scenario, or to combine the best aspects <br />of any of the scenarios presented.
