<br />SOILS: <br /> <br />We were not provided with soil tests in conjunction with this report. <br />No suspicions of subsoil deficiencies were observed during <br />inspection. Consequently we are assuming that the subsoil is <br />sufficient to sustain existing or proposed improvements. <br /> <br />ENVIRONMENTAL <br />FACTORS: <br /> <br />We have not been provided with environmental assessment reports <br />of the subject site. We are not aware of any environmental concerns <br />that may affect the value of the subject property. <br /> <br />REMARKS: <br /> <br />The subject site is situated on the northwesterly side of Lamotte <br />Drive, and is situated part in Centerville and part in Lino Lakes, <br />Minnesota. The site lies between Lamotte Drive and an easement <br />that fronts on Centerville Lake. We have assmned that the owner <br />of the property would retain an access and flowage easement only <br />and that any sale of the site would include the full ownership of the <br />lake frontage. <br /> <br />HIGHEST AND BEST USE - PARCEL #1 <br /> <br />The highest and best use of the subject property is for single family residential use. The <br />property is zoned partially PI - Public/Semi-private by the city of Centerville and partially R-l, <br />Single family residential by the city of Lino Lakes. The highest and best use of the subject site <br />is for single family residential use.
