<br />2. PROJECT GOALS, SCOPE AND COMPONENTS <br /> <br />a. Goals: <br /> <br />1. Create a model for redeveloping aging and obsolete downtown retail centers. <br />2. Introduce and foster the development of a new building market in the area to <br />provide for economic integration and diversification. <br />3. Increases overall site access through new streetscape. <br />4. Create a significant retail/office/housing amenity for the Centerville community. <br />5. Redevelop, reconfigure and concentrate the area's retail/Office/housing base into a <br />sustainable, compact "critical mass" to ensure the synergy required to keep the area <br />viable and vital. <br /> <br />b. Objectives: <br /> <br />1. Use land more efficiently, create a sense of place and achieve a compact, mixed-use <br />development that will provide a long-term community solution. <br />2. Redevelop vacant, blighted and under utilized sites. <br />3. Enhance the existing successful transit services by creating pedestrian friendly and <br />transit oriented streetscape standards. <br />4. Integrated facilities, which enable and/or enhance pedestrian circulation in order to <br />simplify access to local service and to lend and atmosphere of activity to downtown <br />Centerville. <br /> <br />c. Current land use: <br /> <br />The redevelopment site is occupied by one vacant duplex and two substandard block <br />structures. <br /> <br />d. Proposed land use changes: <br /> <br />The proposed use to be constructed in place of the demolished structures are a mix of <br />retail, office and housing occupying approximately 42,000 square feet. <br /> <br />e. Existing housing: <br /> <br />Currently there is a vacant duplex on part of the proposed redevelopment site. <br /> <br />f.
