<br />(3) Under normal circumstances support a prevalence ofthat vegetation. <br /> <br />YARD. A required open space on a lot which is unoccupied and unobstructed from the ground <br />upward, except as otherwise proVided for herein. The measurement of a YARD shall be construed as <br />the minimum horizontal distance between the lot line and the building line. <br /> <br />YARD, FRONT. A yard extending across the full width of the front lot between side lot lines and <br />extending from the abutting street right-of-way line to a depth required in the yard regulations of the <br />district in which the lot is located. On a corner lot the street address or narrowest street dimension of <br />the street shall be the FRONT YARD. The other street frontage will be considered a FRONT YARD <br />for principal structure setbacks and a side yard for purposes of calculating setbacks for accessory <br />structures. <br /> <br />YARD, REAR. A yard extending along a side lot line between the front and rear yard lot line, <br />having a width as specified in the yard regulations for the district in which the lot is located. <br /> <br />YARD, SIDE. A yard between the sideline of the lot and the nearest line of the building and <br />extending from the front yard to the rear yard. <br /> <br />ZONING DISTRICT. An area or areas for which the regulations and requirements governing use, <br />~=-~~~'-lo1"-aml-b-ulkcof'tjui:ldingS'alla-j}remi:ses-are-unllom'l. . ~~-~~~--=~~~==-c <br /> <br />GENERAL REGULATIONS <br /> <br />~ 154.015 LOT PROVISIONS. <br /> <br />(A) No lot of record shall be reduced in size below the district requirements in Table 1 of <br />Appendix A to this chapter. <br /> <br />(B) An existing lot of record shall be deemed a buildable lot even though the lot area andlor <br />dimensions are less than those required for the district, provided as follows: <br /> <br />(1) Evidence must be presented that the lot in question met minimum requirements for the <br />division of property under ordinance regulations in effect at the time of the division of property; <br /> <br />(2) It fronts on a public street; and <br /> <br />(3) The lot is within 70% of the minimum lot area and lot width required. <br /> <br />(C) If two or more lots are in single ownership and if all or part of the lots do not meet the width <br />and area requirements of this chapter, the contiguous lots shall be considered to be an undivided parcel <br />for the purpose of this chapter. <br />Cross-reference: - <br />Lot provisions for subdivisions, see S 153.19 <br /> <br />~ 154.016 NONCONFORMING USES AND STRUCTURES. <br /> <br />15 <br />
