<br />Effective 9/5/00 <br />City of CenterviJle Ord. #4 <br /> <br />property; and <br /> <br />2. It fronts on a public street; and <br /> <br />3. The lot is within seventy percent (70%) of the minimum lot area <br />and lot width required. <br /> <br />C. If two (2) or more lots are in single ownership and if all or part of the lots do not <br />meet the width and area requirements of this Ordinance, the contiguous lots shall <br />be considered to be an undivided parcel for the purpose of this Ordinance. <br /> <br />Division 30: Non-ConforminCl Uses and Structures <br /> <br />Any structure or use existing upon the effective date of the adoption of this Ordinance, which does not <br />conform to the provisions of the Ordinance, may be continued subject to the following conditions: <br /> <br />A. The non-conforming use is not expanded or enlarged, except in conformity with the <br />provisions of this Ordinance; and <br /> <br />B. If a non-conforming use is discontinued or a non-conforming structure is abandoned <br />for a period of twelve (12) months, further use of the structure or property must <br />conform to this Ordinance; and <br /> <br />C. If a non-conforming use is replaced by another use, the new use shall conform to <br />this Ordinance; and <br /> <br />D. If a non-conforming use or structure is damaged by any cause to the extent that <br />repair or replacement costs exceed fifty percent (50%) of the market value, the use <br />or structure may not be replaced or repaired except in conformity with this <br />Ordinance; and <br /> <br />E. Normal maintenance of a non-conforming structure is permitted, including <br />necessary non-structural repairs and incidental alterations, which do not extend or <br />intensify the non-conforming use. <br /> <br />Division 35: Home Occupations <br /> <br />Home occupations in the City must meet the following criteria: <br /> <br />A. Home occupations shall be conducted solely by persons residing in the residence <br />with the exception of no more than one additional non-related employee; and <br /> <br />B. All business activities and storage shall take place within the structure; and <br /> <br />C. There shall be no alteration to the exterior of the residential dwelling, accessory <br />building or yard that in any way alters the residential character of the premises; and <br /> <br />D.
