<br />City ofCenterville <br />Ordinance #8 <br />Effective 12/16/82 <br /> <br />STATE OF MINNESOTA <br />COUNTY OF ANOKA <br />CITY OF CENTERVlLLE <br /> <br />ORDINANCE #8 <br /> <br />AN ORDINANCE REGULATING THE SUBDIVISION AND PLATTING OF <br />LAND WITHIN THE CITY OF CENTERVlLLE, MINNESOTA AND <br />PROVIDING FOR THE ADMINISTRATION AND ENFORCEMENT OF SUCH <br />REGULATIONS. <br /> <br />THE CITY COUNCIL OF THE CITY OF CENTERVILLE, MINNESOTA ORDAINS: <br /> <br />ARTICLE I. GENERAL PROVISIONS <br /> <br />II. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />14.01. <br /> <br />14.02. <br /> <br />14.Q3. <br /> <br />14.04. <br /> <br />15. <br /> <br />L- <br /> <br />TITLE. This ordinance may be cited as the "Centerville Subdivision <br />Ordinance" and will be referred to herein as "this ordinance". <br /> <br />JURISDICTION. The geographic jurisdiction of this ordinance includes the <br />entire area within the corporate limits of Centerville, Minnesota. <br /> <br />DEFINED WORDS. Words used in a special sense in this ordinance are <br />defined in Article 6. <br /> <br />PURPOSE. This ordinance is adopted: <br /> <br />To assist the orderly, efficient and integrated development of the City; <br /> <br />To provide uniform procedures and standards for all subdivisions; <br /> <br />To ensure consistency between future subdivision development and the <br />Centerville Comprehensive Plan; <br /> <br />To provide for the protection and conservation of flood plains, shore lands, <br />soils, water, vegetation, energy, air quality, geologic and ecologic features and <br />features and agricultural lands. <br /> <br />COMPLIANCE. Platting is required for all subdivisions creating five (5) or <br />more lots or parcels which are two and one-half (2 \1,) acres or less in size. <br />Hereafter, no lot in subdivision may be sold, no permit to erect, alter or repair <br />any building upon land in a subdivision may be issued, and no building my be <br />erected in a subdivision, unless and until a subdivision plan has been approved <br />and, where required, recorded, and until the improvements required by the <br />Council in connection therewith have either been constructed or guaranteed, <br />as herein provided. <br /> <br />Page 5 of 34 <br />
