<br />I - <br /> <br />City of Centcrville <br />Ordinance #8 <br />Effective 12116/82 <br /> <br />4. Is a single parcel of commercial or industrial land of not less than five <br />(5) acres in area and having a width of not less than three hundred <br />(300) feet, and its conveyance does not result in the division of the <br />parcel into two or more lots or parcels, anyone of which is less than <br />five (5) acres in area or three hundred (300) feet in width; or <br /> <br />5. Is a single parcel of residential or agricultural land of not less than <br />twenty (20) acres in area and having a width of not less than five <br />hundred (500) feet, and its conveyance does not result in the division <br />of the parcel into two or more lots or parcels, anyone of which is less <br />than twenty (20) acres in area or five hundred (500) feet in width. <br /> <br />21.05-01 EXCEPTIONS: The following land divisions are exempted from the <br />provisions of Ordinance #8, Section 21.05 and upon request, the City Clerk <br />shall within (10) days, certify that this subdivision does not apply to such land <br />divisions: <br /> <br />I. Divisions of land where the division is to permit the adding of a parcel <br />of land to an abutting lot and the newly created property line will not <br />cause the land or any structure to be in violation of this Ordinance or <br />the Zoning Ordinance and that the proposal would not have an adverse <br />impact on the subject property or surrounding properties. <br /> <br />2. Said division and addition of land will not be large enough to allow for <br />the creation of an additional lot for the purpose of building. <br /> <br />3. In the case of a request to divide a base lot upon which a two family <br />dwelling, townhouse or a quadraminium which is a part of a recorded <br />plat where the division is to permit individual private ownership of a <br />single dwelling unit within such a structure and the newly created <br />property lines will not cause any of the unit lots or the structure to be <br />in violation of this Ordinance or the Zoning Ordinance. <br /> <br />If the Clerk! Administrator makes a negative determination and/or the <br />applicant wishes to appeal the decision, the case shall be sent to the Planning <br />and Zoning Commission for recommendation to the City Council. <br /> <br />22. <br /> <br />EASEMENTS <br /> <br />22.0 I. <br /> <br />UTILITY. Easements at least a total of twenty (20) feet wide, centered on <br />rear lot lines, shall be provided for utilities where necessary. They shall have <br />continuity of alignment from block to block, and at deflection points, <br />easements for pole line anchors shall be provided. <br /> <br />22.02. <br /> <br />DRAINAGE.
