<br />25.03. <br /> <br />City of Centervillc <br />Ordinance #8 <br />Effective 12/16/82 <br /> <br />ACCESS. Every lot shall be provided with access adequate for the use of <br />public safety vehicles and other public and private purposes and shall be <br />served by a public or private street system, improved in accordance with this <br />ordinance and connected to the general street system. <br /> <br />25.04. <br /> <br />DOUBLE FRONTAGE LOTS. Double frontage lots shall not be permitted, <br />except: <br /> <br />25.04-1. Where lots back upon a thoroughfare, in which case vehicular and pedestrian <br />access between the lots and the thoroughfare and shall be prohibited and; <br /> <br />25.04-2. Where topographic or other conditions render subdividing otherwise <br />unreasonable. Such double frontage lots shall have an additional depth of at <br />least twenty (20) feet in order to allow space for a protective screen-planting <br />along the back lot line and also in such instances vehicular and pedestrian <br />access between the lots and the thoroughfare shall be prohibited. <br /> <br />25.05. NON-SEWERED LOTS. In areas which are not served by public sanitary <br />sewer systems, no lot shall be developed for residential purposes unless it <br />meets the requirements set for lots outside the Urban Service Area which is a <br />minimum of ten (10) acres. The preliminary plat shall show a feasible plan <br />for future re-subdivision by which lots may be re-subdivided to meet the size <br />and dimension standards of lots in areas served by public sanitary sewer <br />system. Any preliminary plat not showing such future re-subdivision plan <br />shall not be re-subdivided. <br /> <br />25.06. BUTT LOTS. Butt lots shall be platted at least five (5) feet wider than the <br />average interior lots in the block. <br /> <br />25.07. DRAINAGE. Lots abutting upon a water course, drainage way, channel, or <br />stream shall have an additional depth or width, as required, to assure house <br />sites are not subject to flooding. <br /> <br />26. STREET. No plat shall be approved unless all streets shown thereon shall be <br />of sufficient width and shall be so located as to accommodate the probable <br />volume of traffic thereon, afford adequate light and air, facilitate fire <br />protection, provide access of fire fighting equipment to buildings, and provide <br />a coordinate system of streets conforming tot he City street plan. In addition, <br />the street design must meet the following requirements: <br /> <br />26.01. In the case of subdivisions for commercial, industrial and public purposes, no <br />street giving access upon a major street shall be located closer than five <br />hundred (500) feet, along the same side of such major street, to any other <br />driveway, public or private street in the same or another subdivision. <br /> <br />26.02.
