The following lot are per unit standards shall apply <br />to all PDOs within the Shoreland Overlay District provided that the resulting total <br />development density in th~ shoreland area does not exceed the total City-wide <br />shoreland density allowed based on State of Minnesota shoreland standards. The <br />City, in its evaluation of any PDO, shall evaluate the proposed PDO density in light <br />of the development capacity of the City-wide Shoreland Overlay District. Where the <br />requirements of the underlying zoning district are more or less restrictive than those <br />set forth herein, the more restrictive standards shall apply. <br /> <br />1. Open Space Preservation. Deed restrictions, covenants, permanent easements, <br />public dedication and acceptance, or other equally effective and permanent means <br />must be provided to ensure long-term preservation and maintenance of open <br />space. The instruments must include all of the following protections: <br /> <br />a. Commercial uses prohibited (for residential PDO's). <br /> <br />b.
